The elevation of the University of Phayao has been a significant factor stimulating economic and social growth in Mueang Phayao District, leading to substantial changes in land use. This research aims to analyze the dynamics and changes in land use within Mueang Phayao District from 2015 to 2025, a period following the university's official establishment. The study utilizes Geographic Information System (GIS) and interpretation of Landsat-8 satellite imagery to classify land use into five categories: Urban and Built-up Area, Agricultural Land, Forest Land, Water Bodies, and Bare Land/Miscellaneous. The results reveal a clear urban expansion. In 2025, the Urban and Built-up the area of ??Mueang Phayao District comprises 82,949 rai (15.01%), representing a significant increase of 3.68% from 2015. This growth corresponds with a decrease in Forest Land, which covered 230,234 rai (41.65%), showing a reduction of 2.91%. Meanwhile, agricultural land experienced a slight decrease (0.09%). The findings reflect the spatial dynamics directly influenced by the growth of the university and its surrounding communities. This data will be highly beneficial for relevant agencies in planning and managing urban development to accommodate future expansion and promote sustainable development in Mueang Phayao District.
